Important Dates: Real Estate Sales (filings, sales, distributions)
Bankruptcy Processing (Real Estate Sales): If the York County Sheriff's Office receives notice that a defendant has filed bankruptcy, the Plaintiff's Attorney will be notified by email. The Plaintiff's Attorney is responsible for notifying the Sheriff's Office if a relief order has been granted and/or how to proceed with the sale. Failure to provide the Sheriff's Office with this information will result in the sale being stayed. If notification of a bankruptcy is received after 1 pm on the day of the sale, the Sheriff's Office does not have adequate time to contact the Plaintiff's Attorney; therefore, the Sheriff's Office will inquire with the Plaintiff's Representative, at the sale, on how to proceed.
Affidavits of Service and Affidavit of Lien Holder (Real Estate Sales): In addition to filing these affidavits at the Prothonotary's Office, a copy must be forwarded to the Sheriff's Office, no later than one week prior to the sale. Failure to do so may result in continuance or stay of the sale.

General Information
- Sheriff Sales are held with our online process.
- For each property to be sold there is a handbill posted in the Sheriff's Office at the York County Judicial Center and an advertisement in the York Legal Record, York Daily Record, and York Dispatch. This will appear about a month before the sale for three consecutive Thursdays.
- The properties are not available for inspection and the Sheriff's Office makes no guarantee on the condition of the property sold at a Sheriff's Sale.
- The Sheriff does not guarantee clear title to any property sold at sale. Under the law it is solely your responsibility to pay all lien holders to clear what is now your title.
- Interested parties are advised that a schedule of distribution, if applicable, will be posted in the Sheriff's Office not later than 30 days after the sale.
